City and state must be separated by a comma followed by a space (e.g., Houston, TX )Property Management, Transaction ManagementLocation(s)Place of job:Madrid or Valencia or Bilbao or MlagaProperty management activities:Routine liaison with clients stakeholders including FM, Operational Team, solicitors, tenants, landlord and third parties.Manage Landlord and tenant relationships and deal with any issues.Ensure all instructions relating to client property closures are promptly communicated, all parties are informed, and all necessary actions taken within agreed timescales.Property inspections to ensure landlord, tenant and building compliance, advise on opportunities and engage with the managers.Ensure head rent, service charge and ad hoc payments are properly authorized.Support Lease Administration teams for portfolio data management.Negotiation and completion of small lettings/reviews/renewals.Manage third party suppliers to ensure meet service delivery expectations.Ensure client approvals and recommendations are properly submitted.Develop and solidify client relationships ensuring high satisfaction.Making sure service delivery is compliant to agreed procedures, SLAs and KPIsEnsure EM Playbook is regularly reviewed and is up to date.Analyze clients strategic plan and its requirements for portfolio locations and assets.Work together with the clients representatives to create goals and action Plan (opening, disposals, relocations, etc.) to meet the strategic Plan.Developand summaries the goals for each transaction based on current market knowledge and expected market trends.Deliver a standardized project execution plan with a timeline for each transaction including all milestones, deadlines and responsibilitiesPrepare the appropriate documentation and secure the required approvals from clients local, regional and global real estate business units and legal counsels.Robust site search, alternative identification, and broker landscape analysis to provide alternative options and leverages that create the best solution for the clientDefine the negotiation strategy to be addressed personally or by the brokers entities with the property owners, aligned with the client.If required, find and coordinate broker entities in charge of executing the transactions according to the strategy defined.Comprehensive financial analysis for commercial transaction alternatives including profit and loss and balance sheet impacts contracts, according to clients standards.Develop and maintain a formal written process with the client to ensure that all projects are formally completed and closed to include a summary of the transaction, review of how well it met the project objectivesProvide periodic reports to the client representative committees and business unitsManage the execution of possible analysis (valuations, technical or environmental DDs or reports, etc.) over clients portfolio.**Requirements**:Track record in commercial estates management, ideally acting for occupiers minimum 5 years.Proactive and focused in growthAttention to detailGood organizational skillsClient orientatedAbility to work under time pressure and to meet deadlines while managing conflicting prioritiesStrong communication skills, proficient in EnglishCBRE, Inc. is an Equal Opportunity and Affirmative Action Employer (Women/Minorities/Persons with Disabilities/US Veterans)
